Private investments are illiquid and involve the risk of losing capital.

South Texas Development Platform

From land to finished communities.

Residential CommunitiesPlanned housing and lot development.
Mixed-Use DevelopmentCommercial and residential integration.
InfrastructureEngineering, approvals, and horizontal work.
ExecutionBudgets, phases, sales, and monetization.

Your next real estate investment should not require another operating role.

You already know what it takes to build something valuable.

The right opportunity. The right people. The discipline to execute when the plan gets difficult.

Real estate development requires that same commitment. Finding land is only the beginning. Approvals, infrastructure, construction, budgets, and sales determine what happens next.

Capital Advisors brings those responsibilities together through a local development platform.

You can evaluate participation without assembling a development team of your own.

Local execution matters
Land → Plan → Build → Monetize

A coordinated development platform designed to move projects from acquisition through execution and disposition.

How the strategy works

Understand where the opportunity begins.

1

Acquire with a clear plan.

Evaluate the property’s location, acquisition basis, intended use, development constraints, and potential demand.

2

Move the project toward execution.

Coordinate planning, engineering, approvals, infrastructure, and construction around the requirements of each development.

3

Build and monetize in phases.

Align development activity with budgets, available capital, and market conditions.

4

Translate project results into investor outcomes.

Project proceeds support obligations, expenses, reserves, and distributions according to the fund’s governing documents.

Show Me How the Strategy Works

In your briefing, we will walk through a representative project so you can see how these steps connect.

Your investment decision should include a clear understanding of who is responsible, what they have done, and how they make decisions. We welcome those questions.

Diligence before decision
See the property.
Examine the plan.
Understand the numbers.

See the property. Examine the plan. Understand the numbers.

You and your advisors should understand both the opportunity and the conditions required for it to perform.

  • The project’s current status and intended use.
  • Acquisition and development assumptions.
  • Budgets, timelines, and potential funding needs.
  • Sponsor compensation and related-party arrangements.
  • Distribution priorities and liquidity restrictions.
  • The consequences of delays, higher costs, or slower sales.

You do not need to make an investment decision on the call. You need enough clarity to decide whether to investigate further.

Is this the right conversation for you?

This briefing is designed for accredited investors who:

  • Are considering an investment of $250,000 or more.
  • Want exposure to real estate development through an operating team.
  • Can evaluate a long-term, illiquid investment.
  • Understand that development involves uncertainty and possible loss.
  • Value access to the people, documents, and assumptions behind an opportunity.

If you need immediate liquidity or dependable monthly income, discuss that with us at the outset. The fund may not fit those needs.

Questions worth asking before you invest.

What would I own?

For an equity investment, you would own membership interests in the fund under its governing documents. That does not automatically give you direct ownership of a particular property or of Capital Advisors’ affiliated operating businesses.

How long should I expect my capital to be committed?

The attached offering materials contemplate an approximately five-year horizon, with potential extensions. Membership interests are subject to substantial lockup and redemption restrictions. A target horizon is not a guaranteed repayment date.

How are returns generated?

The strategy seeks returns through development activity and asset monetization, with the mix depending on the projects. Investor results depend on actual performance, expenses, financing obligations, and the fund’s distribution provisions.

Are returns or distributions guaranteed?

No. Development can encounter delays, cost overruns, weaker demand, and financing challenges. Investors may lose some or all of their capital.

Can my attorney, CPA, or investment advisor participate?

Yes. We welcome their involvement in your review.

Can I meet the team or visit a project?

For qualified investors progressing through diligence, meetings and site visits may be coordinated subject to availability and site conditions.
