TWO HOURS. A MORE INFORMED STARTING POINT.

Make room for a strategy
that fits your life.

You have invested years in your medical career. Explore how your capital could work alongside it—while you stay focused on your patients, practice and family.

I'm ready to learn
01

Could your retirement savings participate?

Explore self-directed IRAs, eligible rollover pathways and the questions to take to your custodian and CPA.

02

What does a passive investor actually own?

Understand the sponsor's role, fund and project interests, investor rights and the documents that govern participation.

03

Where can real estate create value?

Follow land from acquisition to finished lots, and see how multifamily operations can affect property value.

04

What should you check before committing?

Look at debt, fees, cash-flow timing, sponsor incentives, exit assumptions and the consequences of delays.

THE RIOPLEX OPPORTUNITY

You serve this region.
Understand what's shaping it.

The Valley's next chapter is taking shape. Learn how to connect the bigger picture to local housing demand—and how to test the assumptions behind a specific deal.

UNDERSTAND THE STRATEGIES

Two paths.
A clearer perspective.

The sponsor manages execution. You evaluate the opportunity. We'll explain how the business works, where value may be created and when capital may come back.

01 / LAND DEVELOPMENT

From land
to buildable places.

Acquisition, approvals, roads and utilities turn a site into finished lots or pads. Learn how budgets, financing and buyer demand shape the outcome.

Acquire→Develop→Sell lots
Cash-flow reality: a project may produce little or no distributable cash until sales or another exit.
02 / MULTIFAMILY

From operations
to potential value.

Renovations, leasing and management can improve operating performance. Learn what rent rolls, expenses, reserves and debt reveal about a property.

Improve→Operate→Hold or exit
Cash-flow reality: distributions depend on available cash, performance and the investment documents.

THE RETIREMENT-ACCOUNT CONVERSATION

You may already have
capital to explore with.

Some retirement accounts may have a real estate pathway. Understand the process before you move money.

A self-directed IRA with a custodian that accepts alternative assets may hold eligible private real estate investments. Certain former-employer 401(k) or 403(b) funds may be eligible for rollover. Account rules, plan terms and investment eligibility matter.

“What would my CPA and custodian need to review before my account could invest?”

01

Confirm your options

Ask your administrator about eligibility, fees and restrictions.

02

Evaluate the custodian & investment

Custody does not validate an investment. Review the sponsor and project separately.

03

Understand transfers & ownership

Where permitted, eligible funds remain in the retirement account. The account owns the interest and receives its proceeds.

Self-dealing restrictions apply. Development businesses and debt-financed investments can create taxable income within an IRA. Tax benefits are not automatic. Consult your own tax adviser and custodian.

BEFORE YOU SIGN UP

Bring your questions.
Start where you are.

First-time learners and experienced investors are welcome.

Do I need real estate experience?

No. We'll explain the core concepts in plain language. Experienced investors can use the evening to sharpen their questions about development, multifamily and retirement-account participation.

Do I have to invest to attend?

No. Registering does not commit you to an investment. Any investment decision is separate and subject to applicable documents and eligibility requirements.

Can every retirement account invest this way?

No. Account type, plan terms, custodian and investment all matter. We'll cover potential pathways and the questions to ask before opening or transferring an account.

Can I invest outside a retirement account?

Potentially. Some opportunities may accept personal or entity capital, subject to terms and investor qualifications. We'll explain how to compare the participation routes.

Will I manage tenants or construction?

In a sponsor-managed investment, the sponsor oversees day-to-day execution under the agreement. Investors still review the opportunity, monitor reporting and understand their obligations.

Does passive investing mean immediate monthly income?

No. Land development may pay only after lot sales, a sale or refinance. Multifamily distributions also depend on performance and the documents. Timing and returns are not guaranteed.

Is this only for physicians?

The event is designed for physicians, dentists, practice owners, NPs, PAs, CRNAs and other medical professionals. Your profession alone does not establish investment eligibility.

YOUR NEXT CHAPTER STARTS WITH A SEAT
