Understand the geography

Two countries.
A connected economy.

South Texas, USANorthern Tamaulipas, Mexico

RioPlex brings the Rio Grande Valley and northern Tamaulipas together around industrial development, cross-border commerce, and investment. Its infrastructure and industrial locations span both sides of the border. [1, 2]

Capital Advisors’ focus is local: real estate opportunities in South Texas, with our regional development lens centered on Hidalgo, Cameron, and Starr counties.

We study the broader economy, then evaluate each property on its own access, utilities, pricing, competition, and demand.

Why we’re investing in our region

Job growth.
A reason to build.

Behind every employment announcement is a practical question: where will people live, shop, and build their lives?

Our investment thesis is that employment growth can expand the need for well-located housing, commercial space, and the infrastructure that supports both.

See how we invest in the region

Homes near opportunity

Study local housing supply, affordability, and access to employment.

Space for daily life

Evaluate sites for shops, services, and businesses serving nearby households.

Land ready for growth

Prioritize utilities, road access, entitlements, and a realistic delivery plan.

Reported employment outlook; job creation and timing depend on project execution. Real estate implications reflect Capital Advisors’ analysis. Source & context [3]

The Capital Advisors investment thesis

The regional story matters.
What we build matters more.

Our view is that a connected industrial economy can create opportunities beyond the factory floor. We look for the real estate needs that business activity and household formation may support.

01 / CONNECTION

Infrastructure that supports commerce.

Bridges, airports, and ports form the region’s physical links to customers and supply chains. We look for locations where that connectivity translates into practical access.

Our real estate lensCommercial sites and mixed-use locations with useful road access and a clearly defined customer base.

02 / EMPLOYMENT

An industrial base with everyday needs.

Industrial activity is relevant to more than warehouses. Workers and their families need housing, while businesses need services and places to operate.

Our real estate lensResidential lots, attainable housing, and multifamily evaluated against local incomes and competing supply.

03 / EXECUTION

Value created through development.

Our strategy is to identify a specific use for a property and work through the steps that make it possible: planning, infrastructure, construction, and delivery.

Our real estate lensA feasible project with a realistic budget, a defined buyer or tenant, and a credible path to completion.

Explore the economic drivers

Industry creates activity.
We study what comes with it.

RioPlex identifies five main investment sectors. Select a sector to explore how we think about its potential real estate implications. [1]

Manufacturing

Places to work.
Places to live.

We examine how industrial employers and their supply networks relate to nearby communities.

What we look for

Housing at price points local households can support, practical commute routes, and commercial space with a clear service need. Employer presence is a starting point; absorption and affordability still need to support the project.

Sector implications reflect Capital Advisors’ analysis. Inclusion of an industry does not establish a committed project, a specific job forecast, or a projected investment return.

How we put the thesis to work

Invest in the region.
Underwrite the property.

“Our conviction is in the region. Our investment decisions are made one project at a time.”

The Capital Advisors approach

01

Residential development

Turn well-positioned land into buildable lots and housing through a defined entitlement, infrastructure, and delivery plan.

02

Multifamily real estate

Evaluate existing income, operating costs, improvements, and local rental demand to understand what supports a property’s value.

03

Commercial & mixed-use sites

Study visibility, access, nearby households, and potential users before committing to a commercial development strategy.

04

Landowner partnerships

Bring land, capital, and development execution together around an agreed plan, responsibilities, and project economics.

Questions behind the thesis

A closer look
at the opportunity.

Does the 3.5 million population refer to South Texas alone?

No. RioPlex publishes that figure for its combined binational region. It includes the U.S. and Mexican sides of the region and should not be read as a population figure for Hidalgo, Cameron, or Starr County. [1]

Does regional growth guarantee a successful investment?

No. A property can underperform even in an attractive region. Our evaluation must account for purchase price, competing supply, permits, infrastructure, construction costs, financing, and the time required to sell or lease. Real estate investments may lose value and may be illiquid.

Why focus on housing and commercial development?

Our thesis is that economic activity can support demand for places to live and do business. We pursue that thesis only where local evidence and project economics support a specific development plan.
