03 / THE FIVE-YEAR OUTLOOK

Deploy by milestone.
Create value through execution.

Illustrative 2027–2031 sequencing assumes an initial close in 2027. Project readiness and partner approvals determine actual deployment and timing.

  1. YEAR 1 / 2027

    Establish & select

Agree the mandate, underwrite candidates and approve initial projects.

  2. YEAR 2 / 2028

    Build the base

Advance approvals, infrastructure and delivery against verified milestones.

  3. YEAR 3 / 2029

    Deliver & realize

Progress sales and selected vertical phases under approved plans.

  4. YEAR 4 / 2030

    Harvest & optimize

Evaluate dispositions, operating assets and approved capital recycling.

  5. YEAR 5 / 2031

    Exit & distribute

Execute remaining realizations and distributions, subject to market conditions.

Timing may extend. Recycling requires approval and is not counted as an investor distribution.

04 / UNDERSTAND THE OBJECTIVE

A multiple of your capital.
A defined underwriting target.

The 2.2x–2.5x objective is a proposed net investor equity multiple after project costs, debt, fees and promote, before investor taxes. Final economics and feasibility require a completed JV model.

Arithmetic illustration only: one initial contribution, no interim cash flows or additional capital calls, and all distributions at the end of year five. This is not an investment minimum, forecast or promised payout. Actual cash-flow timing changes IRR; losses, including total loss, are possible.

BEFORE WE COMMIT

Agree the terms.
Verify the plan.

What do we agree together?

Commitment size, sponsor contribution, eligible projects, decision rights, fees and promote, the distribution waterfall, financing limits and exit provisions. The proposal does not fix those terms.

How is the capital deployed?

Through approved project budgets and staged funding tied to readiness and delivery milestones. The operating agreement establishes capital-call mechanics, remedies and any recycling permissions.

Is the targeted return guaranteed?

No. Development, financing, market and execution risks can delay distributions or reduce returns. The investment is illiquid, and investors can lose all invested capital. The proposed net target must be validated against the final project mix and negotiated economics.

What comes next?

Define your mandate, screen candidate projects, complete joint underwriting and negotiate the JV documents. Funding follows approval of the business plan and verified closing conditions.
