$800,000
Qualifying reduced investment threshold
For an eligible targeted employment area (TEA) or qualifying infrastructure project. A South Texas address alone does not establish eligibility.
EB-5 IMMIGRANT INVESTOR PROGRAM
Your family’s next chapter deserves careful planning. Understand how the EB-5 program connects qualifying investment with U.S. job creation—and explore the real estate perspective with Capital Advisors.
An educational introduction. No specific EB-5 offering is presented on this page.

ROOTED IN SOUTH TEXAS
From land planning to communities, our work centers on creating value through development.
Illustrative development imagery; not an EB-5 project offering.
Capital Advisors’ development experience and a project’s EB-5 eligibility are separate considerations. Regional-center affiliation and project eligibility must be established for any specific opportunity.
THE PROGRAM AT A GLANCE
EB-5 allows eligible foreign investors to seek U.S. permanent residence through qualifying investment and job creation. An eligible spouse and unmarried children under 21 may also qualify, subject to individual requirements.
$800,000
For an eligible targeted employment area (TEA) or qualifying infrastructure project. A South Texas address alone does not establish eligibility.
$1,050,000
For qualifying investments outside the reduced-threshold categories. Legal, filing and administrative costs are additional.
10 jobs
The investment must support at least 10 qualifying full-time U.S. jobs under the applicable program rules.
Thresholds reviewed October 3, 2026. Statutory inflation adjustments begin January 1, 2027. Confirm the applicable amount with immigration counsel before investing or filing. Capital must be at risk; investment repayment and immigration approval are not guaranteed.
THE CAPITAL ADVISORS PERSPECTIVE
Capital Advisors & Associates is a vertically integrated real estate investment and development firm based in McAllen, Texas. Our work spans land development, residential communities, multifamily and mixed-use real estate in South Texas.
We bring the conversation back to the fundamentals: the property, the plan, the capital needed to execute it and the market for the finished project.
Explore our portfolio & track recordOur existing funds and developments should not be assumed to qualify for EB-5. This page does not represent Capital Advisors as a USCIS-designated regional center or advertise an approved EB-5 project.
Review land control, approvals, infrastructure, construction costs and realistic delivery milestones.
Understand the funding structure, sponsor responsibilities, fees, repayment priorities and downside scenarios.
Examine budgets, project documents and the basis for job-creation estimates with qualified independent advisers.
Evaluate the economics with your financial advisers and the immigration requirements with your own EB-5 attorney.
TWO INVESTMENT PATHWAYS
Choosing an investment structure is a project-specific decision. These are program categories, not Capital Advisors offerings.
A standalone investor generally files Form I-526 and must demonstrate qualifying direct employment.
A regional-center investor generally files Form I-526E. Qualifying indirect jobs may count under applicable rules and economic methodologies.
FROM QUESTIONS TO AN INFORMED DECISION
Begin with your goals. Any eventual investment and immigration filing require their own documents, eligibility review and professional advice.
Discuss your goals, expected investment range, timing and interest in South Texas real estate with our team.
Your immigration attorney evaluates your circumstances, visa availability and evidence of lawful source and path of funds.
If a suitable EB-5 opportunity is available, review offering documents, costs, risks, project status and job-creation evidence before committing.
Counsel guides the appropriate petition and residence process, then the application to remove conditions. Processing and investment timelines differ.
INVESTOR QUESTIONS
Start here, then bring your specific questions to the right advisers.
Talk with Capital AdvisorsNo. Each applicant must qualify and receive the required approvals. EB-5 can lead to conditional permanent residence and, after conditions are removed, continued permanent residence. Citizenship requires a separate naturalization process and eligibility.
An eligible spouse and unmarried children under 21 may apply as derivative beneficiaries. Ask immigration counsel about age-related rules and each family member’s circumstances.
No. The reduced threshold applies only when the specific investment meets the applicable TEA or infrastructure requirements. A location, development budget or ordinary fund subscription does not establish eligibility.
This page provides education and an introductory conversation. It does not present a specific EB-5 offering, confirm an approved project or accept investment funds. Request the applicable regional-center details, project filings and offering documents for any opportunity you consider.
No. EB-5 capital must be at risk. Investments can be illiquid and may lose value. Review the investment term, extension rights, repayment conditions and immigration requirements independently; a program requirement is not a promised repayment date.
Timing depends on the petition, visa category and availability, country of chargeability, case circumstances and government processing. No approval date is promised. Your attorney should check current visa availability and processing information.
Bring your broad goals, investment range, intended timeline and questions about the development process. You do not need to send passports, tax returns or bank statements through this page. Detailed immigration and financial records belong in an appropriate secure review process.
Ask for the offering documents, full fee schedule, project budget and financing, job-creation analysis, applicable filings, conflicts of interest and exit terms. Use independent legal and financial advisers to assess whether the structure fits your circumstances.
YOUR NEXT STEP
You do not need every answer before your first conversation. Bring your goals. We’ll discuss our development platform, your questions and what a project-specific review would need to establish.
